Why Now is a Great Time to Sell Your Home

The common mantra this time of year is always "Sell Your Home in the Springtime." I've even been know to chant it myself. And there are many times that this is completely valid - but not this year. This year listing your house now, in the winter, is a great idea. Let me tell you why.

There are very few homes on the market and lots of buyers looking. 

For the entirety of 2015 the inventory of existing homes for sale has been very low. It was a Seller's Market. Many times in the winter inventory sits and builds up as we head into spring. This is not the case this year. We are still suffering from a lack of homes on the market.

According to the Wasatch Front Regional MLS there are under 4 months of inventory on the market. That means that if nothing changed the current houses on the market would sell out in 3.86 months. Anything less than 6 months is considered a Seller's Market. That means that homes sell quickly and at increasing prices. I've attached the Absorption Report from the MLS here for your reference. 

Normally this time of year we plan on houses taking a few extra weeks to sell and showings to be few and far between. It's not at all the case this year. I sold a home recently that even had multiple offers - normally unheard of in January.
