Utah Market Update, October 2026

If you have been wondering whether the Utah housing market is cooling off, September’s MLS numbers give us a pretty clear picture. Here is what stood out to me, and what it means whether you are buying or selling.
More homes are hitting the market. Sellers entered 4,998 new listings in September, up 1.4% from last year. That is a modest bump, but the bigger story is the total supply. On average, there were 14,997 homes for sale across the MLS, which is 10.2% more than this time last year. Buyers simply have more to choose from than they did a year ago.
Fewer homes are closing. 3,123 homes sold in September, down 10.7% from last year. Average under contract listings tell a similar story, coming in at 4,637, down 8.6%. In plain terms, more homes are available, but fewer buyers are getting to the finish line.
Homes are taking a little longer to sell. The median days on market was 50, up from 46 the month before. Four extra days might not sound like much, but it shows the market moving at a more relaxed pace than the frantic stretches we have all seen in recent years.
What this means if you are buying: You have more options and more room to breathe. You can take the time to compare homes, ask questions, and negotiate. If a home has been sitting a while, that is worth a conversation about price, repairs, or closing costs.
What this means if you are selling: Pricing and presentation matter more than ever. With more competition and a longer average wait, the homes that sell well are the ones that are priced right from day one, photographed beautifully, and well prepared. Overpricing and hoping for the best tends to cost you time.
Every neighborhood and every home is different, and these numbers are a big-picture view of the whole MLS. If you want to know how they play out for your street, your price range, or the home you have been dreaming about, I would love to talk it through with you. Just reach out anytime.
