Salt Lake Valley Housing Market Update

If you've been wondering what's actually happening in our local market right now, the latest numbers are in, and there's a lot to unpack. Here's what buyers and sellers should know.

More Homes on the Market, But Sales Cooled Slightly

Listings entered the market at a strong clip recently, with 5,748 new listings, up 6.9% from last year. That's a healthy sign of sellers feeling confident enough to list.

On the flip side, 3,664 homes sold, down 1.7% from last year. Not a dramatic shift, but it does suggest buyers are being a bit more selective, or taking their time.

Put those two numbers together and you get more inventory building up. The average number of active listings climbed to 14,296, up 5.8% year over year. Meanwhile, homes under contract dipped slightly to 5,163, down 1.5%.

Homes Are Sitting a Little Longer

Median days on market came in at 41 days, up from 36 days the month before. It's still not a slow market by any means, but it's a shift worth noting if you're a seller expecting a quick sale. Pricing and presentation matter more than ever when homes take a few extra weeks to find the right buyer.

Single Family Homes: Steady and Strong

Single family residences continue to be the backbone of our market:

  • 4,213 new listings, up 8.2% from last year

  • 2,737 homes sold, essentially flat year over year

  • Median price per square foot: $229.21, down slightly (0.5%)

  • Median days on market: 39 days, up from 34 the month before

  • Median home size sold: 2,702 square feet

  • Median sale price: $585,000, down just 0.5% from last year

The takeaway here is stability. Prices have held remarkably steady, and while homes are taking a bit longer to sell, the single family segment is still performing well.

Townhomes and Condos: A Mixed Bag

The townhome and condo market told a slightly different story:

  • 1,535 new listings, up 3.3% from last year

  • 927 homes sold, down 7.5% from last year

  • Median price per square foot: $246.30, down 0.9%

  • Median days on market: 48 days, up from 42 the month before

  • Median home size sold: 1,633 square feet

  • Median sale price: $410,000, up 0.2% from last year

Sales activity slowed more noticeably in this segment, and homes are taking longer to move than their single family counterparts. If you own a townhome or condo and are thinking about selling, this is a market where strategic pricing and strong marketing really pay off.

What This Means for You

If you're a buyer, this is genuinely good news. More inventory and slightly longer days on market mean more room to negotiate and less pressure to make a rushed decision.

If you're a seller, don't panic, but do get strategic. Pricing your home right from day one and presenting it well are more important now than they were a year ago, when homes were flying off the market almost as fast as they were listed.
