How to Choose a Real Estate Agent in Utah (And What to Actually Look For)

Choosing a real estate agent is the most consequential decision you will make in the selling process. And it is one that a lot of sellers make too quickly.

Most people call an agent they have heard of, or the one who sends the most mailers, or someone their neighbor used a few years ago. There is nothing wrong with any of those starting points. But before you sign a listing agreement, it is worth taking the time to evaluate the decision the same way you would any other significant hire.

Here is what I would actually focus on.

Local Market Knowledge

Real estate is intensely local. An agent who knows the Salt Lake Valley well, understands which neighborhoods are appreciating and why, and has recent sales experience in your area will price your home more accurately and negotiate more effectively than someone working from a broad, generic playbook.

Ask where they work most. Ask about recent sales in your zip code specifically. If they cannot answer that question clearly, that tells you something.

Communication and Responsiveness

You will be in frequent contact with your agent throughout the listing period and the transaction. Pay attention in your first conversation: do they listen? Do they ask good questions? Do they respond promptly?

In a fast-moving market, delays can cost you real money. Responsiveness during the sales process starts with responsiveness before it.

Honesty Over Flattery

This one matters more than sellers often expect. A good agent tells you the truth even when it is uncomfortable. If your home needs work before listing, they say so. If your price idea is too high, they explain why with data, not apologies.

One of the most common problems in this industry is agents who overpromise on price to win a listing, then recommend price reductions two weeks later when the home sits. You want an advisor who will be straight with you from the start, not someone who tells you what you want to hear.

A Track Record of Results

Ask to see numbers: list price to sale price ratio, average days on market, and results for sellers they have represented in the last 12 months. Marketing materials are not results. Actual sales data is.

Questions Worth Asking Before You Hire Anyone

  • How long have you been licensed in Utah, and are you full-time?

  • How many sellers did you represent in the past 12 months?

  • What is your average list price to sale price ratio?

  • What areas of the Salt Lake Valley do you work in most?

  • How did you arrive at the recommended list price?

  • Who will actually be handling my transaction?

  • What is your typical response time when I reach out?

The answers matter. But so does how the conversation feels. You will be working closely with this person through one of the biggest financial decisions of your life. It should feel like a partnership.
